Noble palace with park and lake view

The period villa is located on the outskirts of the historic central area, in a dominant position over the town and with a wide view of the romantic hilly and mountainous landscape of Lombardy, which extends to Monte Brè in Lugano in southern Switzerland and partly also on Lake Lugano. The villa is immersed in a park of about 8,500 m² with centuries-old trees, consisting of beeches, palms, pines, oaks, lindens, magnolias, rhododendrons, camellias, jasmine, hydrangeas, roses, etc. The park features a bocce court and a romantic pond. The property is bounded by old stone walls. The noble house boasts the style of a period palace and is described in a publication on the villas of the province of Varese as a significant construction in the Liberty style (Italian floral style). The period villa is striking for its imposing architecture; the neoclassical part of the palace dates back to around 1850, while the neo-Gothic tower is attributed to around 1880. The villa comprises two noble floors with high ceilings of 4 m, numerous historical frescoes, and fireplaces; on the upper floor, there is the fully renovated attic. In total, there are 3 floors with about 1,200 m² of living space, to which is added the semi-basement or cellar with a further 400 m² of useful surface area. The 4 floors are connected by a lift and wide staircases. In addition to the representative central entrance located on the front side of the building, another entrance is located at the back of the villa near the tower. The noble floor, or ground floor, is divided as follows: entrance with majestic columns of pink porphyry from Cuasso, large living room, TV room and library with ancient fireplace, living room with ancient marble fireplace and a large three-window window, office, conference room, large room with frescoes, modern bathroom, wonderful granite staircase, lift, various ancillary rooms, wardrobe, and services. Next to the tower, there is an external staircase leading to the semi-basement. The first upper floor, also with high rooms and various frescoes, is divided as follows: living room with ancient marble fireplace, reading room with ancient ceramic stove, panoramic portico with painted walls, modern kitchen, habitable kitchen and dining room, pantry, 2 bedrooms with bathroom, guest toilet, a large and modern master bedroom with walk-in closet and elegantly furnished bathroom with whirlpool, shower, and Turkish bath. The bathroom was made with precious materials from the brands Phillip Starck and Effegibi. The attic, or habitable attic, was renovated in 2008, designed in a modern style, and is flooded with light. This floor is also accessible by lift and stairs. The living area is divided as follows: entrance, large library divided into several rooms, guest toilet, kitchenette, guest bedroom with bathroom. Additionally: balcony and sunny terrace. The attic is also suitable as an office, studio, or separate apartment. From the attic or from the first floor via a small staircase, you can reach the tower and precisely a tower room with high windows and a panoramic terrace above, bounded laterally by a battlement. On request, a glass cover can be provided for the terrace, and the building permit is already available. In the semi-basement, in the cellar, there are a room with a fireplace, once used as a kitchen, storage rooms, boiler room, a large modern laundry room, wine cellar, room for wood storage, etc. Through the windows, sufficient light enters. Over the decades, the villa has been repeatedly renovated, the most comprehensive renovation work was carried out between 2004 and 2008. On this occasion, almost all the frescoes on the ceiling and walls of 4 m were restored; the bathrooms and kitchen were modernized in 2013, the wrought-iron gate and railings were sandblasted. Except for the tower, all facades have been completely renovated, the beautiful inlaid parquet has been re-sanded and varnished. The renovation of most of the electrical and plumbing systems has also been carried out. For the renovation of the bathrooms, only precious marble and granite were used for the cladding and floors, and sanitary ware from brands such as Philippe Starck, Teuco, etc. were chosen. As part of the extensive renovation measures in 2007/2008, the roof structure and the roof were completely renovated; the renovation, expansion, or renovation were also carried out on walls and ceilings whenever necessary. Several large automatic Velux windows have been installed. The wooden windows in the style, however, remained. The representative access road to the palace was renewed with porphyry stones; also, the path of stone slabs and the paved path of natural stone were renovated in the Lombard style with pink, gray, and black porphyry. The property is carefully maintained, and the park hosts a valuable and historic tree heritage, consisting of beeches, palms, pines, oaks, lindens, magnolias, rhododendrons, camellias, jasmine, hydrangeas, roses, etc. The park features a bocce court and a pond with water lilies. The entire property is surrounded by high ancient stone walls, the gates and railings have been sandblasted, and one of the high wrought-iron gates has been automated. A paved access road leads to the main entrance of the house. From all the windows, from all the balconies, from the terraces, and from the tower, you can enjoy a wide panoramic view of the mountains or Lake Lugano up to Lugano and the surrounding mountains. On the land, it is possible to build a garage, as well as another building of about 100 m². A second wrought-iron entrance gate is already present. Price upon request.
