In a well-maintained multi-family house, we rent a bright 3.5-room apartment on the 1st floor of Stemmerstrasse 44 in Büsingen on the High Rhine, just about 200 m from the Rhine. The apartment convinces with a practical floor plan, a large balcony, and its own outdoor parking space directly in front of the house.

The living area is approximately 70 m², and an additional spacious basement room with approximately 12 m² is available. The balcony with around 10.5 m² offers enough space for a seating area and plants and has a lateral windscreen or glass closure.

From the entrance hall, all rooms are easily accessible: a child's room/study (approximately 9.4 m²), a bedroom (approximately 13 m²), a separate toilet with shower, and the bathroom with bathtub and toilet. In the photos, two rooms in the apartment currently have carpet floors, which will be replaced with modern vinyl flooring in parquet optics before moving in. The apartment will be freshly painted, well-maintained, and handed over ready for occupancy from July 1, 2026, or by agreement.

The kitchen is compact and simply equipped. A dishwasher is not available. A new under-counter refrigerator will be available at the start of the rental period. The living room with approximately 22 m² offers a lot of light thanks to floor-to-ceiling windows and enables direct access to the balcony.

The apartment includes a large basement room with a window and shared use of the laundry room; a washing machine left by the previous tenant can be taken over by the new tenant free of charge and without warranty if needed. An outdoor parking space is available in front of the house and is included in the rent.

The house is located in a quiet residential area, and the paths to the Rhine and into nature are short - ideal for leisure activities like walking, jogging, or cycling.

Schaffhausen can be easily reached on foot along the charming footpath on the Lindli (Rhine bank) or by public transport thanks to the nearby bus stop.
