Residential hut in raw construction

The property is a historic Maiensäss hut from around 1900, embedded in a traditional alpine cultural landscape. The building is located in a conservation area, whose purpose is to protect landscape and culturally valuable small settlements. Accordingly, careful renovations are permitted, but exclusively within the existing building volume.

The hut preserves its authentic character and is ideal as a simple residential hut or as a retreat in the mountains.

The floor plan is slightly irregular and has the following external dimensions of the perimeter walls: approx. 6.0 m / 7.1 m / 5.7 m / 7.3 m. This results in a usable area of around 30 m².

Thanks to the room height, there is also the possibility of installing a sleeping loft (e.g. for children) without changing the external appearance.

Condition and construction measures

The property is in a raw construction state. In the early 1990s, the rotten interior floors were removed and the roof was renewed and insulated.

The existing load-bearing structure is intact, but the interior design needs to be completely rebuilt. The hut is therefore ideal for manually skilled people who want to realize their own project with a lot of design freedom. This allows for simple, contemporary use while preserving the original character.

The Pensa settlement does not have a power or water and sewage connection. Accordingly, autonomous solutions must be provided, in particular a power supply using solar energy as well as solutions for water and sewage (e.g. water tank in the stable, see option) and a septic tank.

The water supply is ensured by a public well immediately next to the Maiensäss hut.

Zoning and usage possibilities

The property is located in the conservation area. The aim of this zone is to preserve the existing building substance and the characteristic appearance. Renovations are permitted as long as they are strictly limited to the existing volume. A volume increase or significant change to the external appearance is not permitted.
