Description

With us in the farm house, the apartment on the ground floor will be available at the end of January. We are looking for a quiet tenant (couple or single person) for this 3.5 room apartment, preferably with a dog and/or cat. This advertisement is primarily aimed at people who appreciate life in the countryside and on a mountain farm. If you're looking for a place for loud music, screaming children, parties, and "lively activities", you'd better look elsewhere. But if you love agriculture and nature, enjoy taking long walks or hikes (also with an e-bike), and want to experience the changing seasons within the framework of agriculture, then you're in the right place with us!

The apartment has a modern standard of construction, but still retains many original features. The spacious layout includes a very bright 3.5 room apartment with 140 square meters of living space, two separate bathrooms with a toilet, sink, and a shower accessible from both bathrooms. The larger bathroom also has a bathtub.

As special features, the apartment has a walk-in closet with shelves, drawers, and clothes racks, a washing machine, and a dryer. The living room has a large wood-burning stove.

In addition to modern underfloor heating with a heat pump and geothermal probes, modern household appliances such as a separate washing machine and dryer are available. The kitchen contains a dishwasher, a ceramic hob with steam extraction, and two new combination steam ovens (large and small), as well as a fiber optic cable connection for phone and internet. The apartment includes a share of the fruit and vegetable storage in the vaulted cellar, a loft share with shelf and cabinet, and a covered car parking space with room for 2 cars and other items (e.g. bicycles, motorcycles, etc.).

To cover the ancillary costs, CHF 200.— will be charged per month. This includes the costs for heating, hot water, electricity, and drinking water. The final settlement of the ancillary costs (electricity, hot water, heating) is based on the actual consumption and is made at the end of the year according to BKW tariffs. The drinking water is of excellent quality and is included in the rent.

The following are not included in the ancillary costs: costs for wastewater (separate water meter, invoicing by the municipality), garbage fees (invoicing by the municipality).

Good to know: We are a producing agricultural business in the mountain zone and operate the farm biologically and dynamically. We also have a large photovoltaic system with a battery. However, agriculture also means that we start our day early and occasionally work on Sundays. Of course, we try to consider our tenants. But it's obvious that our work can also be associated with noise and is part of life on a farm! All our cows and cattle wear bells and bells on the pasture, and when we spread manure, you can smell it. And as is the case with old farmhouses: the wood construction is not as good in terms of sound insulation as a concrete bunker. If you can't tolerate all that, you're completely in the wrong place with us!

Additionally: It's steep, remote, and lonely with us. The snow in winter is becoming less frequent, and we have a good winter service. But a vehicle with four-wheel drive is still highly recommended by us.

In high-demand areas, property listers find themselves pre-selecting prospects to manage the number of viewings. Timing – first come, first served – is key, but other criteria can also influence selection. A high income doesn’t always mean an advantage – be honest about it.
