The premises can be used, subject to verification of the necessary authorizations, as:
professional studio or office;
space for consultations and individual activities;
wellness or massage studio;
room for personal training and gentle movement;
residence (new, unused kitchen).
The environment is curated, bright, and easily adaptable to the needs of the future tenant. A cellar and bicycle parking space are available. The location is in Roveredo, in an easily accessible area, also from Grono, Castione, San Vittore, Cama, and other municipalities in the Moesa region.
Conditions:
Takeover from October 2026 or another date to be agreed upon.
Net rent: CHF 1000 per month.
Expenses: CHF 100 per month.
Total monthly costs: CHF 1100.
Premises in first lease.
Solvenz and valid residence permit are required.
