APARTMENT
It is a furnished attic apartment with a large terrace surrounding the apartment. For subletting, the smallest room is closed, and it is rented as a 3½-room apartment. The living area is 92 m2 (without the closed room) plus 120 m2 of terrace for subletting.
The apartment is located on the 6th floor (elevator available) and is oriented away from the street towards the backyard, shielded from the noise of the tram street. Due to the south-facing orientation and the location on the 6th floor, the rooms, especially the living room, are very bright and offer a wide view.
The apartment was completely renovated in 2018 and equipped with new windows. The kitchen, bathroom, toilet, and terrace were completely renewed.
The floors are made of parquet in the living room, tiles in the kitchen, bathroom, and toilet, and laminate in the other rooms.
The kitchen is equipped with induction cooktop, convection oven, refrigerator, freezer, dishwasher, and steam cooker.
A laundry room, drying room, and bicycle room are available for shared use on the ground floor.
The current contract with the provider Sunrise for internet (WLAN; download/upload 2.5 Gbit/s) and TV is included in the subletting.
The rental object has no basement or attic compartment and no parking space. The latter could be rented separately from the property management or a parking permit for the blue zone in the quarter could be obtained through a parking card from the city of Zurich.

FURNISHING
The apartment is sublet fully furnished and equipped. The exact scope of the included equipment and furniture can be determined in consideration of the subtenant's wishes. In principle, the entire kitchen equipment is also part of the rental object.

RENT
The rent is contractually agreed upon. The rent is expected to consist of the following:
- Apartment: CHF 2321.-- per month
- Furnishing/equipment: CHF 350.-- per month
- Ancillary costs (water, heating): ** CHF 130.-- per month

SUBLETTING PERIOD
The subletting is aimed for the period from mid-October 2026 to mid-March 2027 or a possibly longer rental period within this timeframe.

SPECIAL CONDITIONS
The rental object may only be used for residential purposes by the contractual subtenants. In particular, commercial use of the premises or further subletting by the subtenant is not permitted.
Keeping pets in the rental object is not allowed.
Smoking (including e-cigarettes) in the indoor areas of the apartment is not allowed.
The subtenant must have liability insurance for the duration of the subletting, which covers the usual risks for damage to the rental property (deductible max. CHF 500.- per damage case). The insurance proof must be provided before the contract is signed.
The subtenant must have a residence permit in Switzerland at the time of signing the contract and register with the population registry of the city of Zurich.
At the time of contract conclusion, a security in the form of a rent deposit of 2 months' rent (brutto) must be paid.
Before the subtenant takes over the apartment and before it is returned at the end of the subletting, the apartment will be thoroughly cleaned by a commissioned cleaning company each time. The costs for the first cleaning before the subletting are borne by the sublessors, and those for the second cleaning upon return are borne by the subtenants. The costs per cleaning are estimated to be around CHF 600 to 800.
