This proud, authentic Bernese farmhouse has shaped the hamlet of Ursellen, a district of Konolfingen, since the mid-19th century and is rightly classified as worthy of preservation. With two modern 4½-room apartments, numerous ancillary rooms, and a spacious surroundings, it is a rare ensemble that combines freedom, country life, and connection to a well-developed infrastructure.

 

Between 2017 and 2019, the residential part was completely renovated and today offers two identically designed apartments with an open kitchen, living room, three rooms, and a bathroom with a walk-in shower and bathtub. The balconies provide each floor with protected outdoor areas. Thanks to the independent entrances, the house is ideal for a multi-generation model or for renting out one unit. The possibilities for expansion are determined by the cantonal office for communities and spatial planning (AGR). 

 

The ancillary rooms - from the large barn to former stables and the huge stage to vaulted cellars - offer a variety of uses for handicrafts, creativity, or collector's items. A request for parceling out and release from agricultural land law has already been submitted; approval is expected. This could create a plot of around 3000 m², which offers plenty of space for gardening, designing, and relaxing. A south-facing seating area with a view over open meadows already exists.
