Die Wohnung wird zu zweit bewohnt du teilst sie also lediglich mit einer weiteren Person. Mir ist ein angenehmes, unkompliziertes und respektvolles Zusammenleben wichtig.
Das Zimmer & die Wohnung
Das Zimmer ist grosszügig geschnitten und verfügt über einen direkten Zugang zum Balkon.
Die Wohnung bietet unter anderem:

• grosses Zimmer mit Balkonzugang

• eigene Waschmaschine direkt in der Wohnung

Miete CHF 1'250. all inclusive
Die monatliche Miete für das Zimmer beträgt CHF 1'250..
Darin ist bereits alles enthalten:

• Nebenkosten
• Strom
• allfällige Nebenkostennachzahlungen

Du bezahlst somit einen fixen monatlichen Betrag von CHF 1'250. und musst nicht mit zusätzlichen Strom- oder Nebenkostenabrechnungen rechnen.

Kaution
Die Kaution beträgt eine Monatsmiete bzw. CHF 1'250..
Die Kaution muss bei Vertragsunterzeichnung bezahlt werden. Die Reservation des Zimmers ist erst nach Vertragsunterzeichnung und Bezahlung der Kaution verbindlich.
Diese Regelung besteht, da es leider bereits vorgekommen ist, dass Personen fest zugesagt haben und anschliessend kurzfristig nicht erschienen sind.

Wen wir suchen
Gesucht wird eine einzelne Person, die an einem angenehmen, respektvollen und unkomplizierten Zusammenleben interessiert ist.
Wichtig ist, dass du:

• zuverlässig und verantwortungsbewusst bist
• sauber und ordentlich mit der Wohnung und den Gemeinschaftsräumen umgehst
• die Privatsphäre des anderen respektierst
• offen und unkompliziert kommunizierst
• dich an gemeinsame Absprachen hältst
• die Miete zuverlässig und pünktlich bezahlst

Es soll keine reine Zweck-WG sein, in der man komplett aneinander vorbeilebt. Gleichzeitig hat natürlich jeder seinen eigenen Alltag und braucht seinen Freiraum.
Schön wäre ein lockeres Zusammenleben, bei dem man sich auch einmal in der Küche oder auf dem Balkon unterhält, zusammen etwas trinkt oder spontan etwas unternimmt alles ohne Verpflichtung.
Wichtig ist vor allem, dass beide gerne nach Hause kommen und man sich gegenseitig respektiert und wohlfühlt.

Nichtraucherwohnung
Die Wohnung ist ein Nichtraucherhaushalt.
Rauchen ist selbstverständlich möglich, jedoch ausschliesslich auf dem Balkon.

Parkplatz
Falls du ein Auto hast, kann ein Parkplatz bei der Verwaltung angefragt werden.
Die Kosten liegen bei ungefähr CHF 150. pro Monat. Die Verfügbarkeit muss direkt mit der Verwaltung abgeklärt werden.

Spätere Übernahme der Wohnung möglich
Falls langfristig Interesse besteht, gibt es ebenfalls die Möglichkeit, die komplette Wohnung zu einem späteren Zeitpunkt zu übernehmen.
Die gesamte Wohnungsmiete beträgt aktuell CHF 2'100. pro Monat exkl. Strom.
Dies kann insbesondere interessant sein, wenn du längerfristig eine eigene Wohnung suchst und nicht dauerhaft in einer WG wohnen möchtest.

Die Lage ist gut an den öffentlichen Verkehr angebunden. Busverbindungen, weitere ÖV-Anbindungen sowie Einkaufsmöglichkeiten befinden sich in der Umgebung.
Die Lage eignet sich daher sowohl für Personen, die in Richtung Zürich, Flughafen oder Umgebung arbeiten oder unterwegs sind.

A large and bright room is available for one person at Wallisellerstrasse 166, 8152 Opfikon.
The apartment is shared by only two people in total, meaning you would be living with one other flatmate. A respectful, relaxed and easy-going living environment is important to me.

The room is spacious and has direct access to the balcony.
The apartment offers:

Rent CHF 1,250 All-Inclusive
The monthly rent for the room is CHF 1,250 all-inclusive.
The price includes:

• All utilities and additional costs

• Any additional utility/service charge adjustments

This means you pay a fixed amount of CHF 1,250 per month without having to worry about additional electricity or utility bills.
Deposit
The deposit is one month's rent (CHF 1,250).
The deposit must be paid when the contract is signed. The room is only considered officially reserved once the contract has been signed and the deposit has been paid.
This policy is in place because there have unfortunately been situations in the past where people confirmed that they would take the room and then did not show up as agreed.

Who We Are Looking For
We are looking for one person who is interested in a respectful, comfortable and uncomplicated shared living environment.
Ideally, you are someone who:

• Is reliable and responsible
• Keeps the apartment and shared spaces clean and tidy
• Respects each other's privacy and personal space
• Communicates openly and respectfully
• Respects shared agreements
• Pays the rent reliably and on time

The idea is not to have a purely functional flatshare where everyone completely lives their own separate life. At the same time, everyone naturally has their own schedule and needs their own space.
It would be nice to have a relaxed atmosphere where we can occasionally chat in the kitchen or on the balcony, have a drink together or spontaneously do something without any obligation or pressure.
Most importantly, both flatmates should feel comfortable at home and respect each other.

Non-Smoking Apartment
The apartment is a non-smoking household.
Smoking is possible, but only on the balcony.
Parking
If you have a car, a parking space can be requested from the property management.
The cost is approximately CHF 150 per month, subject to availability and confirmation by the property management.
Option to Take Over the Entire Apartment
For someone interested in staying longer term, there is also the possibility of taking over the entire apartment at a later stage.
The current rent for the whole apartment is CHF 2,100 per month, excluding electricity.
This could be particularly interesting if you are eventually looking for your own apartment rather than staying in a shared flat permanently.
