Location and accessibility
The Valais mountain village Hohtenn is located in a beautiful and sunny southern location at an altitude of approximately 820 m above sea level, above Steg with a very nice view of the Rhone valley. The village of Hohtenn is accessible by public transport (post bus and BLS train). It is located on a south-facing slope and definitely boasts the longest sunshine duration. Hohtenn can be reached all year round from Steg or Goppenstein via a well-developed road.
The properties for sale are located in the area called "Oberdorf". The access by car to unload is possible, but parking is not. A few meters below the property, public parking spaces are available.
Description of the properties
Rustic Valais house with 2 apartments on 2 floors and cozy Carnotzet
This lovingly and gently modernized Valais house from 1692 combines the charm of bygone days with contemporary comfort. From 2005, the building underwent comprehensive renovation, was insulated, and equipped with a new roof, without losing its original character.
Room layout of the 2.5-room apartment on the ground floor with approximately 40 m2 (NWF)
Entrance area with recessed shoe rack
Bathroom: WC / shower / sink
Kitchen with dining area and washing machine connection
Living room
Bedroom
Room layout of the apartment on the 1st floor with approximately 71 m2 (NWF)
Modern kitchen with dining area
Bathroom: WC / floor-level shower / sink / washing machine connection
2 bedrooms (one of which has a gross floor area of 8.40 m2)
Bright, spacious living room with Swedish stove, which also heats the kitchen
The 250-liter water boiler, located in the basement, supplies hot water to both apartments. The house is heated with electric direct heating. In the apartment on the 1st floor, the heating is supported by a wood stove, which is located between the kitchen and living area.
The spacious and cozy Carnotzet in the basement of the house offers plenty of space for wine tastings and other festivities. The interesting and decorative halberds are also included in the sales price.
Both apartments have their own entrance.
Description of the "art" spycher
In the base of the building, there is a basement room. The two-story block building above the basement was opened towards the roof and converted into a bright, modern room with new windows, allowing an artistic nature to use it immediately. Here, creativity knows no bounds. The former stable has a new, insulated roof. The space next to the stable, which was previously used for the manure heap, offers the possibility of creating a herb garden.
Description of the "craftsman" spycher
In the lower floor of the former goat stable, there is a large workshop with approximately 29 m2. The ceiling is concrete. On the upper floor, which is accessed along the adjacent garden plot (see site plan), there is a spacious room that is still waiting for its purpose. The water and sewage pipes are prepared but not yet connected. The roof is new and insulated.
A vine-covered passage connects the two spychers. In the summer, you can spend wonderful, relaxing hours here alone or with your family.
The annual ancillary costs for all units (water/sewage, insurance, electricity, etc.) amount to approximately CHF 2,500.00.
Sales price: CHF 459,000.00 for the house with two apartments (including furniture and inventory), two spychers, and a garden plot.
Important: There is no individual sale of the respective properties
Availability: Immediately or by arrangement
General information about Steg-Hohtenn
Enthusiastic hikers will find in Hohtenn on the BLS southern ramp the much-visited, fully sun-exposed Lötschberg high-altitude trail, which leads to Naters. The "sunny slopes" of the Hohtenn mountain with the alps "Laden", "Tatz", and "Joli" are part of the UNESCO natural heritage "Swiss Alps Jungfrau-Aletsch". In winter, the alpine ski resort Lauchernalp in the adjacent Lötschental valley invites you to alpine and Nordic winter sports.
