Parking space for rent
Renting a parking space in Switzerland
From outdoor parking spaces and underground parking spaces to parking boxes for cars and motorcycles, parking is practical for commuters, residents with additional needs and SMEs. Demand is high in cities: the Swiss population has changed to 9’051’029 (+3.57%) in three years, and the vacancy rate for flats is 1.01% (figures refer to flats) – consequently, parking spaces are in short supply.

Market overview for parking spaces in Switzerland
With 13’442 new flats built in five years (figure refers to flats), underground car parks are springing up in many places. At the same time, cities are reducing public parking spaces and promoting public transport and micro-mobility. In urban areas, individual parking spaces are rare and more expensive; in suburbs and rural communities, there is a wider range of options. Charging infrastructure for electric vehicles, secure motorcycle/bike compartments and digital access systems are all important trends at the moment. Municipal parking regulations limit the number of parking spaces and influence the price of parking.
What costs are associated with a parking space?
The monthly rent depends on the location, type (outdoor/underground car park) and security. Additional costs include operating costs, lighting, cleaning and snow clearing. VAT may be due if the landlord is VAT-registered; this is usually not the case for private rentals. A deposit of 1 to 3 months’ rent is standard, as is a one-off charge for a badge/key and administration fee.
A step-by-step guide to deciding whether a parking space is right for you
Clarify your needs: vehicle type, charging requirements, daily use.
Define location: distance, accessibility, entry/exit times.
Review the technical requirements: parking space dimensions, entry height, maximum weight.
Assess security: lighting, access, video, insurance.
Read the contract: rental period, notice periods, house rules, utilities, VAT.
Observe legal requirements: separately rented parking spaces are subject to the Swiss Code of Obligations (OR); if they are rented along with a flat, residential rent (including protection against termination) applies.
